Commercial Brokers may introduce prospective tenants to the Daleglen Property Group provided the prospective lessees meet all requirements set out for the said unit.

Terms & Conditions:

  1. Commercial Brokers may introduce prospective lessees to the Daleglen Property Group provided the prospective lessees meet all requirements set out for the said unit.
  2. A prospective lessee must satisfy himself as to the exact extent of the space that he applies for.
  3. All amounts quoted exclude VAT and municipal charges.
  4. Please ensure that a completed and signed Daleglen commercial application document is submitted, with all FICA documentation and a detailed credit check.
  5. No verbal introductions or letters of introduction will be recognised.
  6. Submitted applications will expire if not concluded in 30 working days.
  7. Commercial Brokers must have the requisite Fidelity Fund Certificates as contemplated in terms of the provisions of the Property Practitioners Act No. 22 of 2019.
  8. Note that Daleglen Property Group reserves the right to decline any Applications without explanation and with sole and absolute discretion.
  9. Daleglen Property Group does not accept any responsibility for adverts not published by us.
  10. Whilst every effort is made to ensure that the contents of the Vacancy Schedule are correct, Daleglen Property Group does not accept any responsibility or liability for incorrect information which has been advertised by us. The contents of our vacancy schedules are subject to change without prior notice.
  11. Commission due to agents will be paid as soon as sufficient rental has been paid by the lessees (excluding deposits) to cover commission due or after two successful months’ tenure. Payment will only be released on receipt of a tax invoice and valid Fidelity Fund Certificate from the Broker.
  12. Brokers will only be entitled to Agents’ Commission after conclusion of a commercial lease agreement together with payment of deposit, lease fee and first month’s rental.
  13. Agents’ commission will be paid on the rental only – this excludes parking and operating costs.
  14. No commission will be paid on any option or renewal periods that may be exercised by the lessees at the expiration of the initial lease period.
  15. If a sole proprietor is accepted, commission will only be paid at the end of the initial lease period.
  16. No agents’ commission will be paid to brokers for residential offers to rent.

Commission equivalent to 1 month’s rental is applicable to a 13 month lease period. For longer term leases, the following commission structure is applicable:

Year 1:  5%
Year 2:  5%
Year 3:  2.5%
Year 4:  2.5%
Year 5:  2.5%

Figures quoted exclude VAT.

If a tenant refuses to deal with a Broker after an application has been submitted and approved, then a referral fee of not more than 10% of the Brokers commission as quoted above can be claimed.
